Builder & Purchase Process

What's the process to buy a new build home in Stratford?

Buying a new home at Coventry of Stratford starts with registering your interest and booking a private appointment. From there, you select a floorplan and lot, sign an Agreement of Purchase and Sale, and follow the construction milestones through to closing. The Forest Park Homes sales team guides you through each step.

After you choose your lot and floorplan and sign your Agreement of Purchase and Sale, you’ll meet with our interior designer to select your finishes. Forest Park Homes keeps you informed as construction progresses. Before closing, you’ll complete a pre-delivery inspection (PDI) of your home, and then it’s time to get your keys.

A quick closing home, also called a quick possession home, is a Coventry home that’s already built or nearing completion. It lets you move in far sooner than a standard purchase, where you’d wait through the full build timeline. Ask your sales rep for up-to-date availability on our construction timelines.

Your move-in timeline depends on the construction phase and whether you buy a quick closing home or a pre-construction home. Ask your sales rep for up-to-date availability on our construction timelines at your private appointment. A firm closing date is provided at the time of purchase.

HST Rebate

Yes. Coventry’s advertised pricing already reflects the net price after the standard HST new housing rebate. Buyers see the reduced amount upfront, rather than paying the full HST and applying for the rebate themselves. This keeps the final purchase price of your home as low as possible.

Ontario’s temporary enhanced HST rebate applies to qualifying Agreements of Purchase and Sale signed between April 1, 2026, and March 31, 2027. If you qualify, the rebate may cover up to the full 13% HST on your new Coventry home. Ask our sales team how it applies to your purchase.

No. Every builder and agreement is structured differently, but at Coventry of Stratford, the HST rebate is assigned to Forest Park Homes as part of your Agreement of Purchase and Sale. That means you don’t have to file separately after closing. Our sales team can confirm how it applies to your contract.

Yes. Ontario’s enhanced HST rebate also extends to new homes purchased as long-term residential rental properties. Eligibility rules for rental purchases differ from owner-occupied purchases, so let our team know your plans and speak with a tax professional about your specific situation.
